San Ramon Real Estate Market Review 2011 – detached homes

San Ramon detached homes 2011

The San Ramon real estate market for detached homes remained for the most part unchanged from 2010 to 2011.  Slightly more home sold in 2011: 664 vs 650, and the average price was only slightly lower: $704,229 vs $732,692.  On a positive note, the % of bank owned homes has dropped.   So for the most part, real estate values and activity for detached homes in San Ramon, CA remained fairly flat, which in this economy was good!

Dublin Real Estate Market Review 2011 – condos/townhomes

 Nearly 30% more condos sold in 2011 as in 2011: 295 vs 228.  However, the average price dropped, but only slightly from $346,583 to $325,721.  On a positive note, the % of bank owned homes has dropped.   So for the most part, real estate values and activity for condos and townhomes in Dublin, CA remained fairly flat, which in this economy was good!

Dublin Ca Real Estate Market Values Jan 2011 – condos/townhomes

Fifteen condos/townhomes sold in Dublin CA in January 2011, the same number as sold this time last year, although less than the number sold in December.  The median price was $330,000 which is more than December’s median price but slightly less than last January.   Bank owned properties comprised 80% of all sales.

Seventeen homes sold in Dublin CA in Jan 2011, far fewer than December and slightly less than this time last year.  However, the median sold price is up substantially.  Dublin is one of the few cities where the prices actually increased!  Nearly half of the sold homes were bank owned.

San Ramon CA Real Estate Market Review Jan 2011 – condos/townhomes

Twelve condos/townhomes sold in San Ramon in January 2011.  This is down substantially from Dec when 30 sold, but more than this time last year.  As well the median price dropped nearly 20% from last year, from $502,500 down to $412,450. Seventy five percent (75%) of the sales were bank owned.  Now is a great time to buy a condo/townhome in San Ramon.

Danville CA Real Estate Market Review January 2011 – condos/townhomes

Eight condos/townhomes sold in Danville CA in January 2011 with a median sales price of $402,500.  There was not much change from December when 9 sold at a median price of $393.  Activity from last year at this time is up slightly – 6 sold last January vs this year’s 8, but the median price is down.  Half of all sales were bank owned properties.

Twenty two homes sold in Danville CA in January 2011.  This is the same number that sold last year in January, but only half the number that sold in Dec.  Interestingly, the median price this year and last year is also nearly identical ($872,500 this year vs $872,000 last year), and is also up substantially from December.    Close to half of the sold homes were bank owned.
